Pre-Purchase Plumbing Property Inspection

Buying a property can come with hidden plumbing problems that are easily missed during a standard building inspection. Our Pre-Purchase Plumbing Property Inspection gives you a more detailed look at the condition and performance of the property's plumbing before you commit.

We test accessible plumbing systems, check for signs of leakage or moisture, assess water pressure and inspect common problem areas that can result in expensive repairs after settlement.

What's Included

Water Pressure Testing
We test the property's incoming water pressure and check for excessively high or low pressure, pressure limiting valve issues and obvious supply concerns.

Water Meter & Leak Check
We check the water meter for signs of unexplained water usage that may indicate an active or concealed leak.

Moisture Testing
Accessible wet areas, cabinetry, walls and plumbing locations are checked for moisture readings or visible signs that may indicate water leakage.

Tap & Mixer Testing
Accessible taps and mixers are operated and checked for leaks, poor flow, loose fittings, cartridge issues and general condition.

Shower & Bath Plumbing
We check accessible showers, bath outlets and wastes for drainage performance, leakage and visible plumbing concerns.

Toilet Inspection
Toilets are checked for continual running, leaking, poor flushing, movement, damaged seals and other obvious faults.

Basin, Sink & Laundry Checks
Accessible wastes, traps, water connections, flexi hoses, isolation valves and cabinetry are inspected for leakage, corrosion or deterioration.

Hot Water System Inspection
We assess the visible condition and approximate age of the hot water system, including signs of corrosion, leakage, valve issues and potential replacement risk.

Visible Pipework
Accessible water pipework is checked for corrosion, deterioration, previous repairs, unsupported pipework, leakage and other visible concerns.

Isolation Valves
Accessible isolation valves are checked for condition, leakage and obvious serviceability concerns.

Flexible Water Hoses
Accessible flexible hoses beneath sinks, basins and toilets are inspected for deterioration, corrosion or other warning signs.

We Also Check

Depending on the property and what is accessible at the time of inspection, we can also assess:

  • Water flow at multiple fixtures

  • Pressure fluctuations when multiple outlets are operating

  • External garden taps

  • Laundry and washing machine connections

  • Dishwasher plumbing connections

  • Refrigerator water connections where accessible

  • Water filtration systems

  • Rainwater tank plumbing

  • Pressure pumps

  • Tank-to-house water supply

  • Visible stormwater pits and drainage

  • Downpipe discharge points

  • Surface drainage around the property

  • Signs of slow or poorly draining fixtures

  • Gurgling drains or toilets

  • Sewer odours

  • Accessible inspection openings

  • Visible sewer and waste pipework

  • Signs of previous plumbing repairs

  • Renovated bathrooms, kitchens and laundries

  • Visible non-compliant or unusual plumbing installations

  • Corrosion around fittings and valves

  • Signs of ageing copper, galvanised or other pipework

  • Water staining inside cabinets

  • Evidence of previous water damage

  • Plumbing around sheds, granny flats or external structures

  • General plumbing condition and likely future maintenance items

Plumbing Inspection Report Included

Following the inspection, we provide a written Pre-Purchase Plumbing Inspection Report outlining what was inspected and any issues identified.

The report can include:

  • Water pressure test results

  • Moisture findings

  • Visible leaks or suspected leakage

  • Fixture and toilet condition

  • Hot water system condition

  • Visible pipework concerns

  • Drainage warning signs

  • Stormwater observations

  • Photos of relevant defects or concerns

  • Items requiring repair

  • Items requiring further investigation

  • Recommended maintenance

  • Potential replacement items

  • Priority or higher-risk plumbing concerns

  • Recommended next steps

Where appropriate, JR Gas & Water can also provide pricing for identified plumbing repairs or recommend additional investigation before settlement.

Optional CCTV Drain Inspection

For older properties, properties with large trees, recurring blocked drains, slow drainage or concerns about underground pipework, a CCTV drain inspection can be added where suitable access is available.

A CCTV inspection may help identify:

  • Tree root intrusion

  • Cracked drainage pipework

  • Broken or displaced drains

  • Collapsed sections

  • Significant buildup or restrictions

  • Foreign objects

  • Ageing drainage systems

  • Areas requiring further investigation or repair

Particularly Recommended For

A dedicated plumbing inspection can be especially worthwhile when purchasing:

  • Older homes

  • Renovated properties

  • Acreage properties

  • Homes surrounded by established trees

  • Investment properties

  • Properties with visible water damage

  • Homes with ageing hot water systems

  • Properties with low or excessive water pressure

  • Properties with previous drainage problems

  • Homes with tanks, pumps or complex water systems

Know What You're Buying Before Settlement

A plumbing problem that looks minor during an open home can become a significant expense once you own the property.

Our pre-purchase plumbing inspection gives you a clearer picture of the property's water supply, fixtures, hot water, moisture, leaks, pipework and drainage condition, along with a written report of anything that may require attention.

Book a Pre-Purchase Plumbing Property Inspection before your contract becomes unconditional or settlement takes place.

Inspection is limited to plumbing that is accessible and reasonably testable at the time of attendance. Concealed pipework, underground drains, waterproofing and inaccessible areas cannot be confirmed without additional investigation or specialist testing.
