LICENSED GAS COMPLIANCE SERVICE

Gas Compliance Inspection & Certification Brisbane & Gold Coast

JR Gas & Water provides licensed gas compliance assessments, gas safety inspections and applicable compliance documentation across Brisbane, the Gold Coast and surrounding South East Queensland service areas.

The service is designed for property owners, landlords, buyers, sellers, property managers and businesses that need a licensed gasfitter to assess an existing gas installation, investigate safety or compliance concerns, identify visible defects and explain what action is required.

Where applicable gas work is completed and the statutory requirements for certification are satisfied, the relevant gas compliance documentation can be issued by the appropriately licensed gasfitter.

JR services Brisbane, the Gold Coast, Logan, Ipswich, Redlands, Moreton Bay, Scenic Rim and surrounding eligible South East Queensland areas.

Gas compliance service at a glance: JR Gas & Water can attend your property to assess visible and accessible gas system components, inspect appliances and connections within the booked scope, perform applicable gas leak and safety checks, identify apparent compliance issues and provide a written outcome. If gas work or rectification is required, this is explained before additional work proceeds. Statutory gas system compliance certificates are issued where legally applicable to compliant gas installation or alteration work completed by the appropriately licensed person.

IMPORTANT QUEENSLAND INFORMATION

What Is a Queensland Gas Compliance Certificate?

In Queensland, a statutory gas system compliance certificate is associated with licensed gas installation or alteration work. When relevant gas system installation or alteration work is completed, the appropriately licensed gas work licence or authorisation holder must provide the required compliance documentation in accordance with Queensland requirements.

A general inspection of an existing residential property should not be confused with automatically obtaining a new statutory certificate for every part of the property's historical gas system.

If you are booking because a buyer, conveyancer, landlord, property manager, insurer or other party has requested a particular document, make sure you know exactly what document they require. JR can then determine the appropriate inspection or gas-work pathway.

Important: Queensland does not impose a blanket rule requiring every residential property sale or every new tenancy to obtain a fresh gas system compliance certificate solely because the property is being sold or rented. Certification requirements depend on the gas work performed and the circumstances of the installation.
GAS SAFETY

Why Gas Compliance & Safety Checks Matter

Gas installations need to remain safe, correctly installed and suitable for the appliances they supply. Age, previous alterations, appliance replacement, corrosion, damaged components or unlicensed historical work can create issues that are not obvious to the property owner.

A licensed gasfitter can assess the accessible installation, identify concerns and determine whether gas work is required before the system or affected part can be considered compliant.

Where a safety concern is identified, Queensland gas legislation also imposes obligations around defect notification and action where required.

Who Is a Gas Compliance Assessment Best For?

Property Owners & Landlords

Useful where there are questions about the safety, condition or history of an existing gas installation, particularly before new occupants move in or appliances are changed.

Buyers & Sellers

A gas assessment can form part of property due diligence where the parties want greater clarity around existing gas appliances, LPG equipment, pipework or previous gas work.

Property Managers & Businesses

Appropriate where a licensed gasfitter is required to investigate a gas installation, document concerns or confirm what rectification or gas work is required.

What Does JR Check During a Gas Compliance Inspection?

The exact inspection depends on the gas installation and the service booked. The assessment is generally focused on visible and accessible parts of the gas system rather than destructive investigation of concealed pipework.

Accessible gas appliances
Visible appliance connections
Accessible gas pipework
Isolation valves
Regulators where accessible
LPG cylinder arrangements where applicable
Visible installation clearances
Accessible flexible connections
Standard gas leak / soundness checks within scope
Apparent non-compliant installation items
General condition of accessible components
Requirements for further gas work or rectification

Internal appliance servicing, dismantling appliances, destructive investigation and opening concealed building areas are not automatically included in a standard compliance assessment.

Choose Your Gas Compliance Booking Timeframe

JR's live service currently offers several booking-timeframe options so the assessment can be matched to the urgency of the property requirement.

Within 1 Business Day

Priority booking for time-sensitive gas compliance and property matters, subject to live availability.

Within 5 Business Days

Standard booking option where the assessment is required promptly but is not an immediate emergency.

Within 20 Business Days

Flexible booking option where the compliance assessment can be scheduled around broader availability.

Actual appointment availability is shown in the live service selector above. Emergency gas leaks or suspected immediate danger should not be treated as a routine compliance booking.

What's Included With the Gas Compliance Assessment?

Licensed Gasfitter Attendance

A suitably licensed gasfitter attends the property and assesses the gas installation within the selected service scope.

Gas Safety & Compliance Assessment

Visible and accessible gas-system components are assessed and applicable leak or safety checks are performed as required by the booked scope.

Written Outcome

JR provides a clear outcome explaining identified concerns, whether further gas work is required and what the next step is.

Travel within the applicable JR service area
Inspection of accessible gas-system components
Standard gas leak checks within booked scope
Identification of apparent defects or compliance issues
Written assessment outcome
Explanation of recommended rectification
Applicable compliance documentation where legally appropriate
Clear next-step advice if further work is required

What's Not Included?

Repairs or rectification work unless separately approved
Replacement of gas appliances or components
Internal appliance servicing
Destructive inspection of concealed pipework
Major or specialised testing outside the booked scope
Building or cabinetry removal to expose hidden services
Automatic certification of historical gas work
Certification where applicable gas work remains non-compliant

If additional gas work is required, JR can explain the scope and cost before rectification proceeds. Additional work is not automatically included simply because a compliance assessment has been booked.

What Happens If the Gas System Is Compliant?

If the assessed work and installation are compliant within the relevant scope, JR can provide the applicable inspection outcome and, where the legal requirements for a gas system compliance certificate are met, the appropriately licensed person can issue the required compliance documentation.

Queensland's current system uses the Resources Safety and Health Queensland portal for gas compliance certificates associated with licensed gas work.

If you need the document for a specific third party such as an insurer, conveyancer, property manager or body corporate, confirm their exact documentation requirement before booking.

What Happens If the Gas System Is Not Compliant?

Finding a problem does not mean JR will simply issue a certificate anyway. Safety and compliance issues need to be addressed appropriately.

JR will explain the concerns identified within the inspection scope and can outline the rectification work required. Depending on the issue, the gas installation may need repair, alteration, appliance work or further testing before the relevant work can be certified as compliant.

A follow-up attendance may be required where rectification is completed after the original inspection.

Gas smell or immediate safety concern? A suspected active gas leak or immediate danger should be treated as a gas safety issue rather than waiting for a routine compliance appointment.

Gas Compliance Assessment for Property Sales & Purchases

Buyers and sellers sometimes request a gas assessment as part of property due diligence, especially where the property has older gas appliances, LPG cylinders, uncertain installation history or previous renovations.

The assessment can help identify visible gas-system concerns before settlement or provide clarity about gas work that may require attention.

This should not be confused with a universal Queensland requirement for every property sale to obtain a new gas compliance certificate. The need for specific documentation depends on the gas work, property circumstances and what the relevant parties have requested.

Gas Compliance Assessment for Rental Properties

Landlords and property managers may request a licensed gas assessment where there are questions about existing appliances, LPG installations, gas leaks, historical work or general gas-system safety.

If installation or alteration work is carried out, the applicable Queensland gas-work certification requirements apply to that work.

A rental property changing tenants does not by itself mean that a new whole-of- property gas compliance certificate is automatically required in every case. Where a property manager or other party has requested a particular document, confirm the requested document when booking.

Natural Gas & LPG Compliance Checks

Gas compliance issues can occur with both natural gas and LPG installations, although the components and installation conditions differ.

Natural Gas

Assessment may involve accessible property-side gas pipework, appliance connections, isolation valves, regulators where applicable and the connected gas appliances within the inspection scope.

LPG

LPG assessment may also consider accessible cylinder location, regulator arrangements, changeover equipment, clearances and connected installation components within the booked scope.

Gas Compliance Service Conditions

Safe access must be available to the property
Gas appliances must be reasonably accessible
Accessible gas connections must not be obstructed
Inspection is limited to the booked service scope
Concealed pipework is not destructively exposed as standard
Additional gas work requires approval before proceeding
Unsafe conditions may require immediate safety action
Follow-up attendance may be required after rectification

If the system is unusually large, commercial, inaccessible or involves specialised appliances, additional investigation or a different gas service may be required.

How Much Does a Gas Compliance Inspection Cost?

Current pricing is shown through JR's live service selector above rather than being repeated as a fixed price in this page.

The selected booking timeframe and service scope determine the booked assessment price. Rectification, appliance replacement, additional testing, difficult access or work outside the inspection scope is not automatically included.

If the gasfitter identifies additional work, JR will discuss the requirement before proceeding rather than automatically adding unapproved work to the job.

BRISBANE GAS COMPLIANCE

Gas Compliance Inspection Brisbane

JR Gas & Water provides licensed gas compliance assessments throughout Greater Brisbane for homeowners, landlords, buyers, sellers, property managers and businesses.

Brisbane properties can include natural gas, LPG, older gas pipework, gas cooktops, ovens, continuous-flow hot water systems, gas storage systems, heaters and outdoor gas appliances. The assessment scope depends on the installation actually present at the property.

JR also services Logan, Ipswich, Redlands and Moreton Bay, subject to current booking and service-area availability.

GOLD COAST GAS COMPLIANCE

Gas Compliance Inspection Gold Coast

JR Gas & Water provides gas compliance assessments across eligible Gold Coast service areas for houses, apartments, townhouses, investment properties, commercial premises and properties using LPG or natural gas.

Existing installations can vary substantially in age and configuration. A straightforward assessment of accessible modern equipment is different from investigating older pipework, unusual LPG installations or historical gas work where documentation is unavailable.

The technician can explain what is visible, what requires rectification and whether further gas work or investigation is necessary.

COMMON QUESTIONS

Gas Compliance Inspection & Certification FAQs

What is a gas system compliance certificate in Queensland?

It is compliance documentation associated with licensed gas installation or alteration work and issued by the appropriately licensed or authorised person in accordance with Queensland requirements.

Do I automatically need a gas certificate to sell my house?

Not simply because the house is being sold. A gas assessment may be requested as part of due diligence or because gas work needs to be checked, but Queensland does not impose a blanket new-certificate requirement on every residential sale.

Do rental properties automatically need a new gas certificate between tenants?

A change of tenant alone does not automatically create a universal requirement for a new whole-property gas system compliance certificate. Landlords and property managers may still request safety or compliance assessments depending on the property and work performed.

Can JR inspect an older gas system where I have no paperwork?

Yes. JR can assess the accessible installation and explain any apparent safety or compliance issues. A current inspection does not automatically recreate historical compliance documentation for work completed by someone else.

Does the inspection include gas leak detection?

Standard gas leak or soundness checking forms part of the booked compliance assessment where applicable to the inspection scope. Major or specialised testing outside that scope may require additional work.

What happens if a gas leak is found?

The gasfitter will assess the safety issue and explain what action is required. Unsafe conditions can require isolation, defect action or rectification before the affected installation is returned to normal use.

Will I receive a certificate if something is non-compliant?

JR will provide an inspection outcome and explain the defects identified. Relevant gas installation or alteration work must satisfy the applicable requirements before compliant gas work can be certified.

Can JR repair the issues found?

Potentially, yes. Rectification work is separate from the standard inspection scope and will be discussed before additional work proceeds.

Does the inspection include internal appliance servicing?

No. Internal appliance servicing is not automatically included with a standard gas compliance assessment and may require a separate service.

Do you inspect concealed gas pipework?

The standard assessment is focused on visible and accessible components. Destructive investigation of concealed walls, floors or cabinetry is not automatically included.

Can you inspect an LPG gas system?

Yes, suitable LPG installations can be assessed within the licence and booked service scope, including accessible cylinders, regulators, connections and appliances where applicable.

Can you inspect a natural gas property?

Yes. JR provides licensed gas fitting and compliance work for suitable natural gas properties throughout its South East Queensland service area.

Can JR provide a gas compliance inspection in Brisbane?

Yes. JR services Greater Brisbane and surrounding eligible areas including Logan, Ipswich, Redlands and Moreton Bay.

Can JR provide a gas compliance inspection on the Gold Coast?

Yes. JR provides gas compliance and gas fitting services across eligible Gold Coast service areas.

How quickly can I book the inspection?

JR's current service options include booking timeframes within 1 business day, 5 business days and 20 business days, subject to live availability.

How long does the onsite inspection take?

The time required depends on the size and complexity of the gas system, number of appliances, accessibility and whether concerns requiring further investigation are identified.

What if my insurer or conveyancer has requested a specific certificate?

Confirm the exact document they require and provide that information when booking. Different requests can involve different inspection, reporting or statutory gas-work documentation requirements.

Are gas compliance plates still required?

Queensland changed its gas compliance plate requirements in July 2025 and most fixed installations no longer require a physical compliance plate. Gas system compliance certificates associated with applicable gas work are managed through the current Queensland compliance process.
